Tanners Creek is a deed-restricted community. Your deed makes your property subject to the recorded covenants that govern Tanners Creek — they are legal obligations that bind every owner, whether you live here or rent the home out.

Part of living here means keeping your property in a "neat and attractive condition."

Properties are inspected regularly, including from the alleyways, and citations are issued to the owner of record when violations are observed. The first time a violation is cited, a letter is also sent to the physical property address if it differs from the mailing address recorded in the property's file.

Fees and Fines
The HOA does not charge a fee or fine when a First & Final Notice or a Hearing Notice is issued.

The only HOA fine in the violation process comes after a hearing has been held and the Board has voted to advance the matter to the fines stage.

Any fee or fine charged by another party — a property management company, landlord, or rental agency — is not levied, controlled, or collected by the Tanners Creek HOA.
